Regen Technical Services LLC is a Company owned and managed by the Management of Regen Real Estate Brokers. Via combination of these two Companies, REGEN finds itself in a unique position to offer Property Supervision and Maintenance Services to Property Owners (Landlords) who wish to take away the daily chores of managing a Tenanted Property. 

REGEN manages a large number of Individual Apartments, Villas, Townhouses, Office Premises and Business Centers on behalf of Landlords. We manage a variety of tasks on behalf of Landlords, both in relation to the Tenant and in relation to the Property Maintenance. We offer a range of options for Individual Landlords as well as tailor made solutions to suit the requirements of sophisticated Investors who own multiple properties.

The range of Supervision and Maintenance services we offer at REGEN for Landlords are enlisted below. These Services are required to be efficiently managed and REGEN can do a wonderful job in making it as easy as possible for the Landlord and at the same time maintain and preserve the value of Landlords’ property thereby helping it generate superior returns for the Landlord.

New Tenant Searching & Renting of Property

By way of our regular contact with existing Tenant, we understand up to 2 months in advance whether or not existing Tenant wishes to renew the Tenancy Contract upon its natural expiry. Based on our judgement of the situation, we advise the Landlord of the ongoing rents for the Property following which we advertise Property across all major Property Portals as well as Social Media platforms so as to be able to secure a new Tenant and avoid Property being vacant.

 

Tenancy Contract Renewal Services

We ensure timely renewal of Tenancy Contract so as to avoid any last minute surprises to the Landlord. At the same time, we ensure amendment of existing Tenancy Contract, wherever applicable, to take into account inclusion of newly released laws/ clauses as stipulated by the Dubai Land Department & Rent Committee.

Ejari for Tenancy Contract

We support the Tenant in getting the Ejari done for the Tenancy Contract. We arrange the necessary documents via Landlord and the Tenant and arrange to have the Ejari issued and copies are handed over to the Tenant and the Landlord. This is done both for New Tenants as well as at the time of Renewal of Tenancy Contract with same Tenant.

Rent Collection and Rent Deposit/ Transfer to Owner Bank Account

There are Landlords who do not live in the UAE and often find this service very useful. Once the Tenancy Contract is finalized and signed, we collect the Rent Che ques in the name of the Landlord or in another name as directed by the Landlord. The Rents are then realized on their due dates into the Landlord’s UAE Bank Account or transferred overseas to the Landlord by REGEN on request of Landlord.

 

Managing Vacating Procedure of Outgoing Tenant & Handover to Incoming Tenant

As the property begins to get older after a few years, there is always mismatch of expectations between the different Parties. For example, the Outgoing Tenants want to leave the house by doing the minimum Repairs & Rectifications and claim their Security Deposit Refund and conversely the Incoming New Tenants want to have everything perfect on Move-in. This is one of the most tedious tasks which is faced by Landlords and often they end up loosing on both ends of the stick. We provide a very balanced approach and try to create a win-win and amicable situation for all parties and ensure minimum expense to the Landlord during the changeover. Furthermore, we check the DEWA, DU/ Etisalat, Cooling/ Utilities and Ejari Cancellations by Outgoing Tenant before recommending Landlord to release the Security Deposit.

Dedicated Telephone Number for Your Property

REGEN has a custom designed Call Center System installed at our premises and through this system we provide a unique Landline Number for your Property and this Number is informed to the Tenant for making Contact with us 24x7. All the conversations on this number are recorded and the transcripts of conversations could be made available to the Landlord on request.

Representation of Landlords in times of Dispute

There are times when the situation does create disputes between Landlord & Tenant and the only way forward is resolution at Rent Committee. These disputes often take multiple visits before a solution is arrived at. With the provision of Power of Attorney by Landlord, REGEN could support the Landlord by representation in front of relevant authorities to present the Landlords’ point of view and achieve favorable outcomes.

Preventive Maintenance – AC, Electrical, Plumbing & Sanitary

We arrange periodic checks to the major MEP (Mechanical, Electrical, Plumbing) items found within the Property such as Air-conditioner Units, Fire Alarm System, Electrical Pumps & Water Heaters, Plumbing related pipes, drainage and tanks. The items requiring Servicing are serviced as per a schedule so as to reduce sudden breakdowns and increase the operating life of the MEP fittings.

Such pro-active steps taken by Landlords are really an attraction to Tenants and this results in high occupancy rates of Property due to successive renewals by the Tenant.

Emergency Repairs – AC, Electrical, Plumbing & Sanitary

Although Preventive Maintenance is carried out, there is always chances of sudden breakdown of some MEP Items in a house and this needs immediate attention and solution. Due to our knowledge of the fittings within the house as a result of preventive maintenance visits, it becomes easier to spot and fix the problem in the shortest possible time and at the lowest cost to the Landlord. Spare Parts are quickly sourced out and rectifications/ replacements are done so that the Tenant has the minimum possible inconvenience.

Property Upgrades & General Maintenance – Tiling, Painting, Ceiling Works

We are all aware that it is much more economical to retain existing Tenants and avoid vacant Property periods between two Tenants. One of the best ways of doing this is by Maintaining the Property in pristine condition. The properties do get old over time and requires variety of General Maintenance and Upgrades. These upgrades include variety of jobs such as Internal/ External Painting, replacement of popped out Floor Tiles, replacement/ repair of False Ceilings, Carpentry & Wood Works, etc. REGEN is in a position to support the Landlord through such requirements as may be needed from time to time.
